Construction in Kano

Construction quotes for Kano, the northern commercial city, covering houses, shops, plazas, and industrial yards through a short wet season and a long hot dry.

The local problem

Kano builds through extreme dry heat and a wet season packed into a few months. Markets, old-city streets, and industrial yards do not share one method.

Who does the work

Micheletti Construction is based in Abuja and takes Kano work from there. This page does not invent a Kano office.

Kano is northern Nigeria’s commercial capital, and a building there is timed by heat as much as by rain. The wet season is short and intense, mainly June to September. The rest of the year is dry, hot, and, in the harmattan months, dusty. Houses, shop-houses, market frontages, and industrial yards all sit in that calendar, and they do not share one detail. Work fulfilled by Micheletti Construction, which is based in Abuja and takes this work without a Kano branch address on this site.

What a Kano quote is for

A Kano request can be a family house in a residential district, a shop that must stay open, a plaza floor, or a shed in an industrial area. The quote starts with the neighbourhood, the use, and whether people or trade must continue during the work. Roofing for the same city is quoted separately at Roofing Nigeria’s Kano page. The company page for this city is Micheletti Construction in Kano.

One city, several fabrics

The old city is dense. Historic quarters such as Dala and Gwale sit inside a fabric of narrow streets, compounds, and gates. A truck that is normal on a GRA road may not turn here. Materials move in smaller loads. A renovation is usually of a house people are living in, with a party wall and a drain that already serves the lane. Opening a wall to enlarge a room can be the wall that carries the floor. Measure before you demolish.

Outside the old city, Fagge and Sabon Gari are the commercial-residential districts people mean when they say the city trades all day. Published flood studies of Fagge describe compact buildings, drains that need clearing, and higher vulnerability on the eastern side, where channels have been squeezed. Kantin Kwari, the cloth market, has flooded in heavy rain when water could not leave the streets, which local reporting has tied to development over drainage paths. A shop renovation there is an occupied job. Stock, customers, and a wet threshold are the brief, not a mood board.

Nassarawa GRA is the planned residential side: larger houses, offices, and hotels rather than market lanes. The drawing can be more formal, and the street can take a lorry, but the same heat and the same short rains still govern curing and roof drainage. Tarauni mixes houses and commerce and has appeared in flood reporting alongside other built-up corridors. Do not copy a GRA footing detail into a Fagge lane, or a lane sequence into a GRA court.

Industry sits in named areas, not in a vague “Kano industrial”. Peer-reviewed work on the metropolis locates industrial activity in Dakata, Sharada, and Bompai. A warehouse there needs a slab for goods, a door a truck can meet, and a yard. That is a commercial building. Say the goods. The commercial building page is the national version of that brief. This page is how it lands in Kano.

The city is drained by the Jakara and by the Challawa–Kano system. Published descriptions of Kano flooding call much of it pluvial: intense rain on hard surfaces, drains that cannot take the water, and development toward channels. If your floor has been wet, say so. A new finish at the same level will be wet again.

Heat, harmattan, and the short rains

Studies of Kano metropolis describe a tropical wet-and-dry savannah. The wet season is usually June to September. The dry season runs from about October to May. One peer-reviewed climate note puts average annual temperature roughly in the mid-to-high twenties Celsius. Daytime heat in the dry months is why a crew starts early and why fresh concrete and mortar need shade and water, not a midday pour left open to the sun. Harmattan dust later in the dry season settles on paint, on an open frame, and on goods in a shop with the shutter up. Cover cement. Delay the final external coat if the visit can wait until the air is clearer.

The rains are fewer months than in Lagos and still serious. Published accounts put Kano among the wetter places in the north and describe city floods when a short, hard fall meets blocked or undersized drains. Do not leave a deck open over a weekend in July because the morning was clear. Cap blockwork. Lead temporary water away from the footing and away from the neighbour’s shop. A late or early storm still happens. The programme needs a cover plan for the whole wet season, not a single famous week.

This page will not choose between published rainfall totals that do not match each other. What the sources agree on is the shape of the year: a long dry, a shorter wet, and city drainage that fails when it is blocked or built over. Quotes and real numbers for the building itself are discussed per client after a quote request provides contact details.

Shops, plazas, and yards

If the ground floor trades, the job is occupied. A reroof over Kantin Kwari or a Fagge shopfront has to leave a way in for customers and a dry place for stock at the end of each day. Upper-floor flats over those shops are homes. Materials have to pass the frontage. The person who owns the building and the person who opens the shutter may not be the same. Name both.

A plaza follows the same rule as a tight commercial street: no field of blocks on the pavement. Unload and move inside, or phase the deliveries. An industrial shed at Sharada or Bompai is the opposite problem: room for a truck, and a slab that has to carry what the truck brought. Do not price either as a house.

Confirm the local approval path when you are ready to build. This page does not invent Kano’s permit fees or a planning office address. It does say that a use which has quietly become commercial should be stated, because a residential drawing under a trading floor is how later arguments start.

What to send

Use the quote form and choose Kano, then the neighbourhood. There is no Kano street address for Micheletti Construction on this site. The company’s WhatsApp is the number in the page header, labelled as Micheletti Construction’s, not as a Nigeria Building hotline.

  • House, shop, plaza, warehouse, or a mix, and who must stay open.
  • Neighbourhood: old city, Fagge, Sabon Gari, Nassarawa, Tarauni, or an industrial area.
  • Whether the floor or the street has flooded.
  • How a vehicle reaches the plot.
  • Photos of the frontage and of any crack or wet ceiling. Three is enough.
  • Whether a drawing exists.

Micheletti Construction Limited reviews the request from its Abuja practice. This page is not a gallery of Kano jobs. For a different northern capital, with gullies rather than a great market city, read Gombe. For the FCT, start at Abuja.

Questions

Before you send a request

Is there a Micheletti office in Kano?

No address in Kano is published here. Micheletti Construction is based in Abuja and reviews Kano requests from that practice. Use the quote form or the company’s WhatsApp.

Do you publish a Kano price list?

No. Quotes and real numbers are discussed per client after a quote request provides contact details.

Which neighbourhood should I name?

The real one. Fagge, Sabon Gari, the old city, Nassarawa GRA, Tarauni, and the industrial areas of Bompai, Sharada, and Dakata are not the same site.
