Residential construction

Houses, duplexes, compounds, and small blocks of flats in Lagos, Abuja, and Ibadan, planned around how a household lives.

Residential construction is the work of making a place a household can live in without improvising the structure. In Nigerian practice that brief has familiar shapes. A bungalow on a single plot. A duplex, sometimes with a flat below and the family above. A compound with a main house, a boys’ quarters, and a gate house. A small block of flats built to let, with a shared stair and a tank on the roof. Each of those is a home, and each of them fails in a different way if it is drawn like the others.

This page sits beside new builds, renovations, and extensions. Use it when the question is the house as a whole: how the family lives, what has to be finished before anyone moves in, and what can wait. Use the other pages when the job is clearly a first structure, a remodel, or a piece added on.

The compound is the real brief

A Lagos household may want the main duplex in Lekki or Magodo, a one-room boys’ quarters for a relative or a driver, and a small generator house that does not pour fumes into the kitchen. If those three are three separate afterthoughts, the drains will cross, the setback will be eaten, and the gate will open onto a place with nowhere to stand a car. A single residential quote can sequence them: structure and roof of the main house first, services that the whole compound will share, and the smaller buildings when the plan still matches the approval.

In Abuja the same family brief meets a stricter envelope. Maitama and Asokoro plots are not Gwarinpa plots, and a district that expects a particular height and frontage will not absorb a boys’ quarters pushed into the setback because the main house grew. Further-out houses in Kubwa and Lugbe have the same household brief and a longer supply line. Development control asks for the site layout, not only the pretty elevation. A residential quote that ignores the layout drawing will be redesigned at the counter, which is a slow way to spend money.

In Ibadan the compound is often already there. An old house at Iyaganku, Jericho, or Agodi GRA, or a family house nearer the core, has rooms added in different decades. Residential work may mean making one coherent home: a stair that is safe, a kitchen that does not drain under the foundation, a roof that covers the whole footprint, and a wall that shows which land is yours. It may also mean deciding that the old core should be lived in carefully while a new wing is built, which is a renovation and an extension at once. Say that plainly on the form.

What has to be in the first contract

People run out of money in predictable places: after the blockwork, before the windows, or after a roof that was the cheapest sheet on the market. The rooms that cannot be “finished later” are the ones that keep water and people safe. Foundations sized for the floors you will actually build, not for a bungalow you secretly mean to top up. A stair with a landing and a handrail. A roof that is fixed down for the wind and the rain of that city, with gutters that discharge away from the footings. Waste pipes that leave the building. A ground floor that sits above the water you saw on the plot in the last rainy season, especially in low-lying Lagos communities and in Ibadan streets that have flooded before.

Finishes can be staged. Floor tiles, kitchen cabinets, and a second bathroom’s fittings can wait if the shell is dry and the electrical routes are already in the slab and the walls. Painting the outside of an Abuja house in the dustiest harmattan weeks is a good candidate for a later visit. Casting the deck in a Lagos June storm is not.

Sandcrete blockwork still carries many of these houses. The 2006 National Building Code’s figures for load-bearing block walls of two- and three-storey buildings — 2.00 N/mm² average, 1.75 N/mm² minimum for a single block — are a purchasing standard, not a brand name. Hand-cast blocks that were not cured have no business under a duplex, whatever the city.

Multi-unit homes

A block of four or six flats is still residential, and it is already a small commercial risk for the owner. The stair is a shared escape. The tank and the pumps fail for everyone at once. The septic system or the sewer connection is sized for all the households, not for the show flat. In Lagos, building control’s stage inspections and, for taller buildings, the insurance and soil documents in the 2019 regulations are part of the programme, not optional paperwork at the end. In Abuja, height and parking are district questions. In Ibadan, a multi-unit house on a floodplain setback is a planning problem before it is a letting problem.

Write how many homes, how many floors, whether you will live in one of them, and which neighbourhood. Photos of the plot or of the existing compound help. Micheletti Construction Limited reviews residential requests from Nigeria Building. The company link is on every page of this site. There is still no invented bill of quantities pretending to be your house. Micheletti Construction’s WhatsApp, +234 803 667 9688, is the fulfillment company’s number.

Questions

Before you send a request

What is the difference between this page and new builds?

New builds are ground-up projects. Residential construction is the wider household brief: bungalows, duplexes, compounds, and small multi-unit homes, including repairs and alterations that are still homes rather than shops.

Do you build blocks of flats?

Small multi-unit residential buildings are part of this brief. Say how many homes, how many floors, and whether the plot is in a district that limits height.

Can finishes wait until we have more money?

Often the structure, the roof, the drains, and a safe stair should be in the first contract, and some finishes can wait. The quote can split those stages if you say so.
