Structural repairs
Investigation and repair of cracks, settlement, failed lintels, and damaged frames in Lagos, Abuja, and Ibadan.
Structural repair is the work you do when the building is no longer only old or ugly, but possibly unsafe. It covers cracked load-bearing walls, foundations that have settled, lintels that have dropped, concrete that has spalled away from reinforcement, beams that deflect, and floors that were opened up or loaded beyond the original idea. It is not a painting contract with a more serious name.
Nigeria’s record of collapses is public and grim, and it is not confined to one city. The Council for the Regulation of Engineering in Nigeria keeps a building-collapse record. Entries on that record, which include Lagos and Abuja cases, list suspected causes such as substandard materials, unapproved structural changes, inadequate reinforcement and weak blocks, foundation settlement, and heavy rain. A former director-general of the Standards Organisation of Nigeria has grouped the same family of causes: poor design, poor reinforcement, quackery, missing soil tests, unapproved work, bad demolition, neglected maintenance, and poor drainage. Those lists are a warning about method. They are not a claim that any particular crack in your parlour has a known cause before it is seen.
What to look at before you cover it
A hairline in emulsion, following a block joint in a dry room, may be movement in the finish. A crack that runs diagonally from the corner of a window, a crack you can fit a coin into, a crack that has grown since the last rainy season, or a door that scrapes when it did not last month deserves a structural look. Rust stains on a soffit, or lumps of concrete on the floor under a beam, mean the steel inside may be corroding. In Lagos the moist, salty air along the Islands, Victoria Island, Ikoyi, and the Lekki corridor is a hard environment for exposed reinforcement. Inland estates are kinder to steel and harsher in other ways, especially where ground floors flood.
Settlement looks different from a plaster crack. One corner of a bungalow drops. A compound wall leans. A new extension tears away from the old house along a straight joint. On sandy Lagos ground with a high water table, that pattern can follow a poorly sized footing or washout from a broken drain. In Ibadan it can follow a house stepped down a slope, or a foundation too close to a stream that swells. The World Bank’s account of the city notes hillside settlements at Mokola, Oke-Are, Oke-Aremo, and Sapati among the places hurt when the 2011 flood came. Water and structure are the same problem there.
Do not add a storey to “stiffen” a worried building. The Ikoyi collapse of 1 November 2021 was investigated by COREN, which spoke of missing quality control, too little concrete testing, weak project management, and failures of approval and supervision, and described the collapse as a combined stress failure of columns on the lower floors. Reporting at the time also recorded that the building had grown beyond the floors originally approved. The lesson for a householder is smaller and still sharp: floors added on an unknown frame, or walls removed without a beam, are how a repair becomes a collapse. This site does not claim any role in that project. It is a public case, and it is why an extra floor is a home extension question only after the existing structure is known.
What a repair quote needs
Mark the timing as an emergency if people are at risk, and say whether the building is still occupied. Send three photos: the whole elevation, the crack or the spall up close, and the ground around the wall so ponding and drains are visible. Write when you first noticed it, and whether anything changed recently — a new water tank on the roof, a neighbour’s excavation, a flood, a removal of a wall.
The repair itself might be local: a new lintel, a stitched crack, a recast cover to reinforcement after the cause of the damp is stopped. It might be heavier: underpinning or a new footing, which should follow an investigation of the soil rather than a trench dug because a video said so. It might be a recommendation not to spend money on the shell at all. That last answer belongs with the renovation or rebuild guide.
Lagos building control’s published functions include identifying distressed buildings and certifying stages of work. If an authority has already served a notice, say so on the form. Hiding it does not make the quote more accurate.
Micheletti Construction Limited reviews these requests. Nobody on this website will tell you a crack is safe from a paragraph. If the building is moving now, get out, then write to us from a safe place.
